Lake Sherwood Acres upholds to a single set of covenants and restrictions that protect the peace and harmony that our neighbors enjoy. By agreeing to a single set of guidelines, we uphold our respect for each other, our property values, and maintenance of our owned assets.

Annual Dues
Annual dues are mandatory as a resident of Lake Sherwood Acres. These dues fund the private security patrol, upkeep of the club, landscaping of common areas, and lake maintenance. The annual budget forum is scheduled every January to discuss and approve the yearly budget. All residents are encouraged to attend this meeting.
Grounds
Residents enjoy two beautifully maintained common areas on the lake, with convenient boat access available from the clubhouse. Our professionally landscaped community is preserved as a dedicated 'No Soliciting' neighborhood to ensure the peace and privacy of the entire neighborhood.

How much are the annual dues and are they mandatory?
The annual HOA dues ARE mandatory. The amount for dues is voted on by the residents at the annual Budget Forum. There are 2 tiers: lake lot dues and off-lake lot dues.
Are Short Term Rentals Allowed?
No. According to our covenants, short term rentals are not allowed to operate within the neighborhood.
What happens if a covenant is violated?
The HOA follows a structured enforcement process that starts with a friendly reminder, followed by formal notices and potential fines, and eventual legal action if the issue remains unresolved.
Is Lake Sherwood Acres a Gated Community?
No, but it's a good question. This has been discussed and researched many times. The result of this robust conversation can be found here. However, it is an idea that is coming around again.
